Winners are winning, and those with the opportunity to improve are taking it: September ended at 85% average occupancy across the industry—the top 25% held 95% for the second quarter in a row, and the bottom 25% jumped from 76% to 78%.

Shake Hands

Stronger connection and tour rates are driving results even with the same number of leads. Connection rate continues to rise, ending at 77% in September, and tour to move in is up 2 pts vs. same time last year.

Senior Living lead gen strategy has seen major shifts in the past several years. Following COVID, we saw reliance on aggregators increase as prospects adopted digital channels as a primary discovery path. 

  • At the height of aggregator reliance in 2023, this source represented 46% of leads and has since dropped to 33% across the industry. 
  • Despite meaningful changes in the aggregator share of leads, industry move-ins from all sources have stayed steady.
